14 Bolton Street

Quinn London successfully completed the extensive refurbishment of 14 Bolton Street, a six-storey Grade II listed office building in the heart of Mayfair.

Quinn London was tasked with transforming the historic property into a high-quality contemporary workplace, delivering a full refurbishment and fit-out to Category B standard while respecting and preserving the character of the listed building.

The works included a complete internal strip-out, removal of existing partitions, significant structural alterations and new steelwork, new internal finishes throughout, construction of a new lift shaft, full replacement of the mechanical and electrical services and associated external repair works.

One of the most complex elements of the project was delivering significant structural alterations within the retained Grade II listed building. The works included the introduction of new structural steelwork and remodelling of the upper floors to facilitate the relocation of the main staircase. A carefully sequenced ‘cut and carve’ approach was adopted, allowing the existing structure to be adapted while maintaining stability throughout construction. At roof level, localised strengthening and timber modifications were also undertaken to accommodate the revised configuration and loading requirements.

The evolving design required the project team to continually review and adapt the construction programme. The original methodology proposed completing the basement works first; however, changes to the basement ductwork design required the programme to be re-sequenced and a top-down approach adopted.

The completed building combines contemporary open-plan office accommodation, upgraded mechanical and electrical services and premium finishes with the carefully retained and restored historic fabric.
