L&Q Pimlico Street Properties

Quinn London were appointed by L&Q Housing Association to refurbish 52 Pimlico Victorian Street properties. The properties hadn’t been improved for several years and required extensive refurbishment both externally and internally.

The works to the properties involved the erection of scaffolding, renewal of roofs, walls, chimneys, cyclical decs and the overhaul of windows and doors. Once appointed to the project, we installed scaffolding to provide access to the areas of work. This enabled us to commence conditioning surveys to understand the required works and any additional variations. All work to be completed was discussed in with L&Q prior to starting on site.

For each property we provided a detailed programme of works for the client to sign off.

Works completed at the properties:

  • Scaffolding
  • Roof repairs/renewal, pitched and flat
  • Balcony repair work
  • Chimney stack repairs
  • Facia, soffits and rainwater goods remediation
  • Brick and render renewal
  • Stucco repairs
  • Window overhaul
  • Decoration external
  • Internal Class O communal decorations
  • Porch upgrade works including new tiled main entrance steps

Careful consideration had to be made for adjoining properties and neighbors. Our resident liaison office (RLO) visited each of the neighbors 4 weeks in advance of the works starting to discuss the programme and any concerns that neighboring properties had.

Project Challenges

Access

One of the main challenges on the project was that the rear properties were land locked. We overcame this by forming party wall agreements with adjoining neighbors for access, where this was not possible we installed up and over scaffolding to provide access.

Logistics

Densely occupied residential area – parking on site was difficult so we provided a site lock up for safe storage of tools, this enabled site workers to use public transport to commute to site. We also had a van and lorry available for transporting materials and workers to the various sites in Pimlico, this avoided multiple delivery vehicles on site.
