Catalyst Housing Kitchen & Bathrooms

The scope of works delivered through the TPC2005 contract were vast. The core of the works programme was covered by 5 main elements:

Kitchen Replacements:

  • Strip out of existing units and new kitchen units fitted
  • New wall tiling
  • Kitchen electrical rewire
  • Floor coverings
  • Re-siting boilers (where necessary)
  • Making good walls and ceilings prior to decoration
  • New lighting

Bathroom replacements:

  • New sanitary ware, WCs and wet rooms
  • Wall tiling
  • Floor coverings
  • Making good walls and ceilings prior to decoration
  • New lighting

Major void refurbishments:

  • Kitchen and bathroom replacements
  • Full decorations to property
  • Carpentry works including door replacements
  • Insulation works to ensure properties have an improved energy performance level
  • Additional works have included Damp proofing, Glazing, Gardening

FRA works:

  • FRA and compartmentation works .
  • All survey work are completed using Bolster software.
  • Works included fire stopping, door upgrades, new FED and communal screen installations.
  • Compartmentation works to loft spaces

Asbestos management services:

  • Organisation of all asbestos surveys
  • Communication through Catalysts
  • Removal works of Asbestos agreed and organized through SAS to allow 14 day notification to allow programme to progress.
  • Management of Revised surveys once asbestos is removed
  • Submission of all documentation to the Catalyst asbestos portal, recording of these in line with the Catalyst procedures
  • Monthly submission of asbestos removal documents, surveys and instructions

Delivering Quality
Both the Void and K&B programmes each have their own tracker with all information being updated weekly and submitted to the project teams for review.

Quinn London agreed KPI targets with Catalyst Housing during the Contract mobilisation period. These were reviewed and uplifted annually through Annual Term Review meetings. We continue to satisfy and exceed all measured expectations.

Client Engagement:

  • Joint property inspection surveys to collaboratively review and approve scopes of work
  • Monthly K&B meetings with the project team to discuss progress, health and safety and any matters of concern.
  • Annual term reviews held with Catalyst Housing to assess annual performance and uplift KPIs

Residents, leaseholders and neighbouring properties and commercial units

  • Meet the contractor days hosted for residents and community members
  • Resident Information Booklets explaining the replacement details, works process, meet the team and contact details. This is given as a hard-copy to all residents at survey stage to ensure they have all the information they require ahead of time
  • Sample boards reflective of the defined materials specification agreed with Catalyst were developed and presented to the residents to allow them to select their preferred installation, such as kitchen units
  • Hosting of recruitment drives with a view of employing local residents

Sandra Wensley, RLO for the K&B programme, was recruited following the kitchen replacement at her home. Sandra is a Catalyst Housing resident and has been employed on this programme for 18 months to date.

Delivery of safe, compliant FRA solutions

  • Component sign-off: Our FIRAS approved representatives have in each case inspected that components supplied
  • Inspections: Each stage of the process is signed off by Catalyst Housing and Building Control representatives
  • Test handover: Prior to notifying Catalyst Housing of works completion, our FIRAS supervisors and management team conduct a run through of the handover process to ensure that the works, have been completed to exacting standards.

Effective Resident Engagement

  • Our RLO Team engaged with Catalyst Housings’ customer care team to understand resident profiles and vulnerabilities. All forms of communications were drafted by our communications team and approved for use by Catalyst Housing.
  • We directly employ resident liaison officers who, based on their areas of expertise (internal, cyclical or window replacement etc), are allotted to each work task with the purpose of maintaining transparent communications in relation to the nature and duration of works
