Queens House

Quinn London successfully delivered the extensive restoration and redevelopment of Queen’s House at 64 St James’s Street, transforming the historic building into a modern luxury office with ground floor retail space, whilst preserving the architectural character that makes an important contribution to the St James’s Conservation Area.

Located close to St James’s Palace, the project provided an opportunity for our client, to further enhance their portfolio of prestigious commercial properties in one of London’s most sought-after locations. The redevelopment was designed to increase the building’s lettable floor area by approximately 18% and significantly improve environmental performance.

The project involved a complete strip-out of the existing building followed by extensive structural alterations, reconfiguration and extensions from lower ground level through to the upper floors. Two floors of rooftop extensions were delivered, including a new seventh floor, alongside rear extensions between the third and seventh floors to maximise the available floor area. A replacement mansard roof and new communal rooftop terrace were created, while cantilevered balconies were introduced to the rear of the building from the second to seventh floors. Floors were reconfigured and the existing lift shafts and stairways relocated, with new lifts installed to improve circulation throughout the property. The basement was transformed to provide high-quality facilities, including a cycle store, showers, changing facilities, and locker rooms for building occupants.

Careful consideration was given to retaining and enhancing the building’s historic character throughout the redevelopment. Extensive external façade works included the repair and repointing of existing brickwork and stonework, helping to preserve the building’s contribution to the surrounding conservation area while complementing the contemporary additions.

Sustainability was a key consideration within the redevelopment. New air source heat pumps were installed to decarbonise the building’s heating system and support improved operational energy performance. The building was also comprehensively upgraded with new power, lighting, data, AV and fire alarm systems, ensuring the historic property meets the expectations and technical requirements of a modern premium workplace.

The completed redevelopment successfully combines the heritage character of Queen’s House with contemporary design, improved sustainability and premium commercial facilities, creating an enhanced office and retail destination in the heart of St James’s.
